Your email

Subject: Thanks for coming to [Address] Hi [First name], Thanks for stopping by [Address] today. You mentioned [Detail], and two homes nearby have it. Would you like me to send them?

Fill in 3 remaining fields to copy or download.

After the open house

  1. That evening: thank visitors who agreed to hear from you. Buyers without an agent get something useful, not a sales pitch.
  2. The next day: neighbors and visitors with an agent.
  3. 3 or 4 days later: anyone who hasn’t replied gets new listings nearby.
  4. After that: agree on whether they want your regular follow-up schedule.

The templates

1. The same evening

A buyer without an agent

Subject: Thanks for coming to [Address]

Hi [First name], Thanks for stopping by [Address] today. You mentioned [Detail], and two homes nearby have it. Would you like me to send them?

Why it works: Remembering one thing they said shows you were listening, and the offer is something they actually want.

2. The same evening

A buyer who seemed to love the home

Subject: A second look at [Address]

Hi [First name], It sounded like [Address] might be the one. If you'd like a second look or want to talk about an offer, I can set that up this week. Would [Day] work for a second showing?

Why it works: Serious buyers want to move. Make the next step concrete before another agent does.

3. The next day

A visitor who already has an agent

Subject: Thanks for visiting [Address]

Hi [First name], Thanks for coming to the open house at [Address]. If your agent would like the disclosures or anything else on the home, they can reach me at [Phone].

Why it works: A short, friendly note respects their agent and makes it easy for them to bring you an offer.

4. The next day

A neighbor

Subject: Thanks for stopping by, neighbor

Hi [First name], Thanks for coming by the open house at [Address]. If you're ever curious what your own home would sell for, I'm happy to put together a free price estimate. Want one?

Why it works: Neighbors who come to open houses are often thinking about selling. A no-pressure offer starts that conversation.

5. 1 or 2 days later

A buyer who needs to sell first

Subject: Selling before you buy

Hi [First name], You mentioned you'd need to sell your current home first. I can show you what homes like yours have sold for lately, so you know your budget for the next one. Would that help?

Why it works: This is two clients in one. Help with the part that's blocking them.

6. The same evening, if they left a mobile number

A text the same evening

Text message

Hi [First name], it's [Your name] from the open house at [Address] today. Thanks for coming by! Any questions I can answer?

Why it works: Use this only when text is an agreed channel. Identify yourself and remind them where you met.

7. 3 or 4 days later

No reply after a few days

Subject: New listings near [Address]

Hi [First name], [Number] homes came on the market near [Address] since the open house. If you're still looking in the area, I can send them over. Want the list?

Why it works: New listings are a real reason to write, not a nudge.

Getting more from an open house

  • Get a real email address at the door. Explain how you will use the contact details they provide. Our free sign-in sheet does that and can add a QR code.
  • Write one thing down about each person. “Wants a big yard,” “selling a condo first.” It turns a template into a note written for them.
  • Follow up the same day. Most visitors see several homes in an afternoon. Refer to the property and something you discussed so the visitor can place the conversation.
  • Leave other agents’ clients alone. A thank-you is fine. Anything more and you’re stepping on a colleague.

Questions agents ask

When should I follow up after an open house?
The same evening for buyers without an agent, the next day for everyone else. Use their agreed contact channel. The timing here is a starting point to adapt, not a tested conversion formula.
What if they wrote down an email that bounces?
Check for a transcription error. Do not assume a bounce means the visitor entered a fake address. Use another channel only if they agreed to it.
Should I follow up with visitors who have an agent?
A short thank-you is fine and leaves a good impression with their agent. Don’t pitch them.
Can this be automatic?
Yes. With Real Extent, visitors sign in on their phone by scanning a QR code, land in your leads, and a thank-you in your voice is written for them. People who say they have an agent aren’t followed up.
